Gubacsi 11

The Gubacsi 11 development is located in Budapest’s 9th district, on a former industrial site between Soroksári Road and Gubacsi Road. The redevelopment of the more than two-hectare brownfield plot aims to create an urban-scale, mixed-use residential complex that responds to the evolving character of the area and contributes to the development of Ferencváros with new residential, service and community functions.

The concept divides the site into three phases, each capable of functioning independently. The perimeter block arrangement reflects the traditional structure of Budapest’s urban fabric, while the alternation of taller towers and lower building volumes provides favourable views, good daylight conditions and a varied spatial experience. The elevated green areas and internal gardens created between the blocks serve as recreational spaces for residents and the local community, while also acting as an acoustic buffer against the traffic of Soroksári Road.

The complex comprises approximately 995 apartments, a student residence positioned along Soroksári Road, as well as retail and service units on the ground floors. The volume of the student residence is placed towards Soroksári Road, thereby protecting the quieter inner residential zones. The architectural character is defined by prefabricated sandwich panels and by the contrast between the mid-rise building sections with loggias and the taller volumes with cantilevered balconies. The use of prefabrication is balanced by a distinct colour palette for each phase, varied concrete patterns, and a diverse system of balconies, loggias and perforated metal surfaces.

The development incorporates modern technical and sustainability solutions: the prefabricated structural system supports efficient construction, while the planned ground-source geothermal system has the potential to provide long-term, sustainable heating and cooling energy supply for the entire complex.
